3235 Emmons Avenue is a 175 Unit cooperative building located on the Brooklyn waterfront. The building has a lucrative antenna contract for cellular antennas. We also converted an old storage room into a fitness center with numerous work out machines, wall mounted Televisions, carpet, & HVAC. We have developed a multi-year facade maintenance & repair program to manage the additional deterioration & damage that a brick building on the waterfront is exposed to.

2626 Homecrest is a 150 unit building constructed in the 1960's. Electricity & gas consumption is an ongoing issue in this master metered building where gas & electricity is not individually metered. We bid out the electric & gas consumption to 15+ bidders each year, saving the cooperative tens of thousands of dollars annually. We were hired after the prior agent was terminated for failure to maintain workers compensation insurance resulting in $93,000.00 civil penalty that the prior firm refused to pay. After 18 months we were able to have the $93,000.00 penalty reduced to $4,000.00.

East 62nd Street Townhomes - Manhattan

We have managed 4 townhomes at 12, 14, 16, & 18 East 62nd Street off of Fifth Avenue since 1995. We just completed  a 15 million dollar renovation that restored these homes to the original luster with the latest mechanical & technological advances. We also ran a full marketing program that enabled us to rent 100% of the units within 3 months of completion. Rents range from $10,000.00 - $30,000.00 per month for these beautiful apartments. We also screened hired & trained a full staff including doormen, superintendent & porter for the complex.

East 62nd

Lindenwood Gardens - Queens New York

Lindenwood Gardens is a beautiful 312 unit garden style complex spread out over 6 acres near Jamaica Bay, NY. We recently completed the successful negotiation of a new laundry contract, completed a workers compensation audit that resulted in a cash refund of $68,000.00. We also embarked on a utility conservation program that will result in $100,000.00 annual savings on gas, electric, & water. Closings are now held at the on site management office,making it quicker & more convenient for all.

534 5th is a 24 unit gut renovation that we have managed since its renovation 5 years ago. We rented 100% of the units in 65 days. Our occupancy rate on one of the worst real estate market in decades has been over 95%, & our collection rate is 97% of rents billed. This has provided ownership with a steady ash flow.

Northside Condominium

Northside Condominium is a 70 unit garden style "Cinderella Project" developed in 1982. We assumed management duties 8 years ago. The complex had a $75,000.00 water bill that had not been paid in years, & over 25% of the units not paying common charges. We completed a lengthy negotiation with the Water Board that resulted in a 5 year payment plan - We have been paid & current for 2 years. Through a series of liens, lawsuits, & foreclosures, we are collected in excess of 98% of charges billed last year. The building currently has a $50,000.00 surplus that it never had in its history.
